Start with lawful occupancy, safe sleeping arrangements, and the home's actual facilities. More beds do not automatically create a better experience.
Bathrooms, dining seats, parking, hot water, and noise sensitivity can limit comfortable capacity before floor space does. Write the listing for the number of guests the home can serve well, and distinguish beds from sleeping spaces clearly.
