What should I do before buying my first rental?

Start with feasibility rather than furniture shopping. Confirm the intended use is allowed, identify likely guests, estimate revenue from comparable properties, and assemble a complete expense model.

Include setup cash, financing, insurance, utilities, maintenance, and a reserve. A property that looks attractive in photos can still fail if its legal use, access, or operating costs do not fit your plan.
