What makes a market research report useful?

The answer
A useful report connects evidence to a decision. It explains demand sources, comparable properties, seasonality, legal-use questions, operating constraints, and financial assumptions. It distinguishes observed facts from estimates and identifies unresolved questions.
Long lists of attractions or screenshots without interpretation are less helpful. The reader should understand both why the market may fit and what evidence could change that conclusion.
This answer is general education. Apply it to the property's actual location, agreements, and circumstances. Where a decision requires professional advice, use a qualified adviser.
