The answer

Revenue per available night divides accommodation revenue by the chosen available-night denominator. It combines the effects of nightly rate and occupancy, making it useful for comparisons with consistent definitions. It still excludes the expense side of the business.

A strong figure can coexist with weak cash flow when cleaning, management, financing, or maintenance costs are high. Use it alongside actual retained cash.
