Use market averages as context, not a direct performance target. Property type, capacity, availability, quality, and guest demand can differ materially. Compare a close-substitute set using consistent definitions where possible.
A market average may include properties your guests would never consider. Explain limitations rather than treating above-average revenue as proof of a successful investment.
