How do I research seasonality?

Build a monthly view rather than multiplying one strong month by twelve. Compare weather, school holidays, events, and changes in business travel. Look for evidence across several comparable properties where available, and keep track of how the data was collected.

Public calendars alone cannot distinguish reservations from owner blocks. Your model should include quieter months, their operating costs, and the cash needed to carry them.
