How do I model owner stays?

The answer

Remove owner-use dates from guest availability and account for any cleaning or other incremental costs. Peak-season owner stays can affect revenue more than quiet-season use. Tax and accounting effects require separate analysis for your circumstances.

Do not use a full-year availability forecast while simultaneously planning personal use. Keep owner dates visible so the forecast and actual calendar can be reconciled.

This answer is general education. Apply it to the property's actual location, agreements, and circumstances. Where a decision requires professional advice, use a qualified adviser.
