An estimate is an input, not a purchase decision. Ask what comparable homes were used, which months the figure covers, and whether it assumes a level of availability you can legally offer.
Check whether the number is accommodation revenue, total booking value, or cash received after fees. Build your own expense model and downside scenario rather than treating a single headline projection as evidence of profitability.
