How should I set an initial nightly rate?

Published October 1, 2026 · 1 minute read

The answer

Use comparable properties, available dates, guest needs, and your operating costs to establish an initial range. Compare similar capacity and quality rather than the most expensive nearby listing. The displayed rate is not always the price guests pay or the rate hosts realize.

Watch actual booking behavior and adjust deliberately. A launch discount should have a defined purpose and end point.

This answer is general education. Apply it to the property's actual location, agreements, and circumstances. Where a decision requires professional advice, use a qualified adviser.
