How should I price after an amenity upgrade?

The answer
Evaluate whether the upgrade changes the guest value and operating cost, then test any rate change against actual booking evidence. Purchase cost does not automatically translate into pricing power. Comparable homes can inform the range, but quality and availability differ.
Include maintenance and downtime in the analysis. Measure retained contribution rather than expecting the feature to repay itself through a fixed nightly premium.
