How should I assess BNB Accelerator revenue projections?

The answer
Ask for the comparable set, date range, availability, realized-rate assumptions, included charges, expenses, financing, and downside scenarios. A provider projection is an estimate unless the agreement establishes something different. It does not prove future bookings or retained cash.

Define the revenue being projected
Accommodation revenue, total guest charges, platform-reported gross amounts, payouts, and retained cash are different measures. Ask which one appears in the forecast and how fees, cleaning charges, taxes, refunds, and owner blocks are treated. Then examine a month-by-month view. A single annual total can conceal a quiet season or substantial pre-opening cash needs. The model should make these distinctions visible rather than rely on a headline result.
Trace the assumptions
Request the comparable properties, observation period, intended guest capacity, available dates, realized rate, and occupancy denominator. Identify differences between the comparables and the proposed home. Public unavailable dates do not prove booked nights, and exceptional event prices do not establish an ordinary annual rate. The purpose is to understand the evidence and uncertainty behind the estimate, whether it comes from BNB Accelerator or another provider.
Test a combined downside
For an illustrative stress test, reduce projected accommodation revenue by 20 percent, delay opening, and add a property-specific repair allowance. These are test inputs, not a prediction or recommended risk threshold. Recalculate the cash needed to meet operating and debt obligations. If the result depends on a favorable refinance or price appreciation, show that dependency separately. Use qualified advice and your own circumstances when deciding what uncertainty you can support.
