How much cash do I need beyond a down payment?

The answer
Include closing costs, inspections, repairs, furnishing, setup services, initial supplies, and operating reserves. Some expenses arrive before the first guest payment, and financing may not cover them. Also model carrying costs during a delayed launch.
A down-payment-only estimate understates the cash needed to open and sustain the property. Separate committed purchase cash from the cash you must retain afterward.
