How do I reconcile a forecast with actual results?

Use the same definitions and periods for forecast and actual figures. Separate price changes, occupancy changes, availability changes, and expense differences. Investigate the causes rather than replacing the original model silently.

A variance can reveal either an inaccurate assumption or an execution problem. Keep a version history so your next purchase or operating decision benefits from what the first model got wrong.
