Research demand, permissions, property costs, local services, access, and the ability to oversee operations. Build a new comparable set and monthly model. Do not transplant assumptions from the first market unchanged.
The operating plan must explain local response and quality verification. A promising projection is incomplete if nobody can reliably service the property.
