During an interest-only period, regular payments may not reduce principal as a standard amortizing payment would. Later payments or the remaining balance can create a different obligation. Review the actual schedule and terms.
A lower initial payment can improve near-term cash flow without reducing total risk. Model the period after the initial arrangement and do not rely on a favorable refinance to make it affordable.
